Once you have viewed a property through Arnold & Goodall and the landlord has accepted your offer a reservation fee will be required to secure the property. The reservation fee is usually equivalent to 1 weeks rent. The person who received the holding deposit must repay it if the landlord and the tenant enter into a tenancy agreement relating to the housing,
However the above paragraph does not apply if or to the extent that the amount of the deposit is applied, with the consent of the person by whom it was paid—
- towards the first payment of rent under the tenancy, or
- towards the payment of the tenancy deposit in respect of the tenancy.
Tenants Fees
Holding Deposit: Equivalent to one weeks rent
This is non-refundable if you (or a Guarantor) provide false or misleading information which reasonably affects our decision to let the property to you, this can include you providing false or misleading information, fail a Right to Rent check, withdraw from the proposed agreement (decide not to let) or fail to take all reasonable steps to enter an agreement (i.e. responding to reasonable requests for information required to progress the agreement).
On successful completion of the reference process the holding deposit will be deducted from your first month’s rent and deposit.
Tenancy Deposit: One month’s rent which will be registered in a government authorised deposit scheme by Arnold & Goodall or the Landlord.
Replacement of key/fob or security device. If a tenant should lose/misplace keys to the property they will be liable for the cost of new lock and replacing the lost keys. Should a locksmith be required this is chargeable to the tenant.
Unpaid Rent: You must pay interest at the rate of 3% per annum above the Bank of England base rate on any rent which remains unpaid for more than 14 days, interest to be paid from the date the payment fell due until you pay the money to us.
